Poultry house (broilers, layers, turkeys, geese, ducks)
Criteria in the regulation
In short: If the poultry house's enclosed area exceeds 750 m², a small caretaker's house can be built; if it exceeds 1,500 m², a large one. The same rule applies to broilers, layers, turkeys and geese.
Conditions
- It must not be an integrated facility (one that also processes the products).
- Manure-drying plants at poultry houses count as ancillary facilities.
- The regulation sets no stocking density.
Permit route
- Outside a large plain protection area: the provincial directorate of agriculture and forestry reviews the application and the governor's office grants permission; the land class does not matter, no alternative site is required and the Soil Conservation Board is not involved.
- In a large plain protection area: the Ministry grants permission provided there is no alternative site and the Board gives a favourable opinion; an alternative site is looked for first on your land outside the protection area and in specialised agricultural organised industrial zones (OIZs) in the district.
Zoning rules
- In areas without a zoning plan: FAR 0.4 for all buildings on the parcel, height 7.5 m and 2 storeys; setbacks of 10 m from the road and 5 m from the parcel boundary (Zoning Regulation for Unplanned Areas, art. 63).
- If the parcel is covered by an approved environmental plan or zoning plan, the plan's provisions apply first.
The old rules' thresholds based on the number of birds are not in the new regulation.
