This structure is not listed separately in the regulation, so no figures are given. How it is assessed depends on the Ministry's discretion or on it being treated like another structure type.
Conditions
- The August 2026 amendment removed the "mushroom production" line from the statistics forms; this does not mean it is banned.
Permit route
First, the Ministry must accept this as a structure for farming purposes (art. 4(3)); if it does, the route below applies.
- Outside a large plain protection area: the provincial directorate of agriculture and forestry reviews the application and the governor's office grants permission; the land class does not matter, no alternative site is required and the Soil Conservation Board is not involved.
- In a large plain protection area: the Ministry grants permission provided there is no alternative site and the Board gives a favourable opinion; an alternative site is looked for first on your land outside the protection area and in specialised agricultural organised industrial zones (OIZs) in the district.
Zoning rules
- In areas without a zoning plan: FAR 0.4 for all buildings on the parcel, height 7.5 m and 2 storeys; setbacks of 10 m from the road and 5 m from the parcel boundary (Zoning Regulation for Unplanned Areas, art. 63).
- It is assumed that this structure will be treated as one of the farm structures listed in that article.
- If the parcel is covered by an approved environmental plan or zoning plan, the plan's provisions apply first.
The mushroom facility dimensions from the old rules were not used because they were not published in the Official Gazette.
