Terms of use

By using the parselx.com.tr ("ParselX") website, you accept the following terms.

Nature of the service

• The data on the map are compiled from publicly available sources (TKGM, the Ministry of Environment, Urbanisation and Climate Change / MPGM, UCBP / TUCBS, MEYDİP, North Cyprus (KKTC) institutions) and are for information only. They are not a substitute for an official document, zoning status, title deed record or official letter from an authority; updates at the source institutions may reach the site with a delay.
• Environmental plans are long-term, upper-level plans at a scale of 1/100,000: they show the direction in which a region will develop and the uses that areas are set aside for, and do not directly confer development rights. The exact building conditions on a parcel are set by master and implementation zoning plans; a zoning status certificate should be obtained from the relevant municipality or provincial special administration.
• The "possible use" and "plan decisions nearby" information shown according to the plan colour consists of estimates made by comparing colours.

Watch list and plan change alerts

Notifications are generated by regularly scanning the Ministry's plan pages and work at the level of 1/100,000 plan sheets. Notifications may be delayed or incomplete, or may not directly concern your parcel; they do not constitute official notification. Keeping track of plan changes with the relevant authority is the user's responsibility.

Plan Assistant

• The Plan Assistant's answers are generated by artificial intelligence; they may contain incorrect, incomplete or out-of-date information. The answers are not legal advice, an official zoning status or investment advice; for important decisions, consult an expert and the relevant authority.
• Do not include personal data in your questions. Daily question limits apply; misuse of the service and attempts to mislead the system or to use it for other purposes will lead to access being restricted.

Public land sales

• The information in the "Public land sales" section is compiled several times a day from the public sale notices of the General Directorate of National Property (Milli Emlak Genel Müdürlüğü); a link to the source is provided. The information may be delayed, incomplete or incorrect: before making a bid, examine the official notice, the tender specifications and the property on site; the official notice and specifications prevail.
• Tenders are conducted by the relevant administration; ParselX is not a party to the tender, does not accept bids and does not act as an intermediary. Region notifications are for information and may be delayed.
• For enforcement sales and other official notices, only links to the relevant official websites (UYAP e-Satış, ilan.gov.tr, TOKİ) are provided.

Solar (GES) potential

• Solar potential is a preliminary estimate made with the PVGIS data (long-term averages) of the European Commission's Joint Research Centre; installed capacity, production and returns are not guaranteed. The calculation does not know the shape of the parcel, the land's own slope, nearby obstacles that cast shade or the grid conditions.
• Whether a solar plant can be installed depends on the zoning plan, agricultural land and pasture legislation, electricity market rules (unlicensed / licensed generation) and grid connection capacity; before making an investment decision, obtain opinions from the relevant authorities and expert support.

Zoning plans (e-Plan)

• The information in the "Zoning plans" section is taken from the e-Plan system and the TUCBS service of the Ministry of Environment, Urbanisation and Climate Change. Plans are uploaded by municipalities and the relevant administrations; the information may be incomplete, delayed or incorrect. The plan use is read at a single point inside the parcel; part of the parcel may have a different use.
• The information is for information only; in official transactions, the zoning status certificate obtained from the municipality (in areas outside plans, from the provincial special administration) prevails. Notifications of plans on public display may be delayed; to avoid missing the objection period, also follow the announcements of the relevant administration.

Zoning status links

• The "Zoning status" section provides links to the municipalities' and e-Devlet's own pages. The content, accuracy and availability of these pages are the responsibility of the institutions concerned; e-Devlet services require you to sign in with e-Devlet.
• Online zoning queries are for information; in official transactions, the zoning status certificate obtained from the municipality (in areas outside plans, from the provincial special administration) prevails. The environmental plan shown on ParselX does not confer development rights.

Slope and elevation

• Elevation, height difference, slope, aspect and cross-section information is calculated in your browser from a satellite-based digital elevation model (Mapbox Terrain); it may be out by a few metres and does not include small surface details (bumps, ditches, buildings, trees). In the 3D view, heights are exaggerated to make them easier to see.
• This information cannot be used for design, construction, boundary or volume calculations; these require a field survey by a surveying engineer.

Land report card

• The land report card is an informational summary compiled automatically from public sources (TKGM, e-Plan, TUCBS, PVGIS etc.); it is not a title deed, zoning status, valuation report or any other official document and may not be presented as one.
• QR verification only shows the date on which, and the content with which, the report card was produced on ParselX; it does not guarantee the accuracy or currency of the source data.
• The member who creates a report card is responsible for the accuracy of the company details added to it and for the relationship in which it is shared (sale, rental, consultancy etc.); ParselX is not a party to that relationship and does not act as an intermediary. Sharing a report card on behalf of someone else, in a misleading way or without authorisation is prohibited; report cards found to do so will be cancelled.
• The satellite / map image on the report card comes from Mapbox and the zoning plan image from the Ministry's services; the terms of use of these images are those of the respective organisations.

Field mode

• Your location comes from your phone's GPS and the parcel boundary from TKGM's publicly available digital data; both may be out by a few metres (the corner coordinates published by TKGM are also rounded in steps of about 1 metre). "You are inside / outside", distances, directions, corner coordinates and side lengths are approximate; the compass can be affected by metal and electrical surroundings.
• This information cannot be used to determine boundaries or for buildings, walls, fences or legal disputes; for the exact boundary, have it set out on the ground (aplikasyon) by a licensed surveying office (LİHKAB) or the cadastre directorate. When entering someone else's land, respect the owner's rights and the legal limits.

Land requests

ParselX does not publish listings and does not act as an intermediary in buying and selling property. Requests passed on with your explicit consent are assessed by business partners holding a Real Estate Trading Authorisation Certificate (Taşınmaz Ticareti Yetki Belgesi); ParselX is not a party to the relationship between you and the business partner.

Account

Your account is verified with a code sent to your mobile phone; do not share codes with anyone. You are responsible for the security of your account and for the actions carried out with it. Accounts may not be opened with false information or on behalf of someone else.

Prohibited uses

The following are prohibited: bulk downloading, copying or republishing in another service of map layers, tiles, reports and data using automated tools; programmatic access other than through the site's interface; and attempting to get around or abuse the security measures, rate limits or SMS / notification systems. Where such use is detected, access will be blocked.

Intellectual property

The design, software and compiled content of the site belong to ParselX. Data from public institutions are subject to their own terms of use. Base map © Mapbox, © OpenStreetMap contributors.

Paid membership

• ParselX Pro membership is sold for periods of 1, 3 or 12 months; its scope and prices are shown on the site, and prices include VAT.
• Membership starts in your account as soon as your payment is confirmed; if you buy a new package before the current one expires, the new period is added to the current end date.
• Membership does not renew automatically, and no automatic payment is taken from your card. A reminder is sent by SMS before it expires; you can turn the reminders off under My account.
• Payment is taken on the secure page of a licensed payment institution; your card details never reach us.
• Before you buy, the pre-information form and the distance sales contract are shown to you and your approval is obtained; the refund conditions are on the Cancellation and refund page.
• Price changes do not affect membership periods already under way.

Changes

ParselX may change the scope of the service and these terms after announcing the changes in advance. The current terms are published on this page.
